The Covenants Committee shall have the duties and functions as described in Article 12 of these By-Laws and the Declaration of Covenants & Restrictions. In addition, it shall review and proposals, programs, or activities which may adversely affect the residential value of the Common property and shall advise the Board regarding Association action on such matters.

The Budget Committee:
The Budget Committee shall prepare the annual operating budget for approval by the Board of Trustees, and shall prudently and discreetly allocate operating expenses within that budget. Proportional parts of the Common Expenses, including adequate reserves, shall be assessed against Association Members
as provided in these By-Laws.
The Budget Committee shall make recommendations to the Association Board on investments.

The editors have the right to edit all articles.
Common grounds shall not be used by any owner for any purpose; nor shall owner use or make any changes or alteration in common ground - no encroachments, structures, statues, etc. are allowed in the common area.
Cutting down live trees or vegetation in the wooded area behind homes may only be approved by the the grounds committee. An application must be submitted and approved for any
removal of trees.

Covenants Committee
As new residents move into the community, we call and
schedule appointments to welcome them to Pheasant Run and
become familiar with the community they choose to live in.
We usually hand out bags of goodies for our guests and cover various topics such as emergency contact list, covenants requests, mail delivery issues, where your garbage bags/cans should place on pickup day, if you use bags for garbage
pickup – only black bags are allowed, list of contractors, holiday decorations, newsletters, snow removal, Meticulous, the clubhouse office and JoEllen’s hours, telephone directories, open meetings, pool badges, code for the clubhouse entrance and magnetic emergency info to be placed on your
refrigerator, Pheasant Run sprinklers and last but most important some of the activities that are available.
